E&C Floor Care & Restoration specializes in terrazzo restoration and polishing throughout Southwest Florida. Many of the terrazzo floors we restore have been hidden under carpet, tile or other flooring for decades and may have scratches, stains, tack-strip damage, holes and years of wear. Over the years, we have had the opportunity to restore some of Florida’s most historic terrazzo floors, along with terrazzo in homes and commercial properties throughout Southwest Florida.
Rather than simply applying wax or a topical coating to make the floor look shiny, we mechanically grind, repair and polish the terrazzo itself. This process allows us to correct damage, expose clean terrazzo and produce a durable polished finish that showcases the natural marble aggregate in the floor.
Terrazzo Floor Restoration
Restoring an older terrazzo floor often involves much more than polishing. After carpet, tile or other flooring is removed, we commonly find tack-strip holes, cracks, stains, damaged areas and previous repairs. We evaluate the condition of the floor and make the necessary repairs before and during the grinding and polishing process.
When repairs are needed, we can use epoxy and marble aggregate selected to blend as closely as practical with the existing terrazzo. While an old repair can rarely be made completely invisible, properly repairing the damaged area before polishing can make a significant difference in the appearance of the finished floor.
Mechanical Diamond Grinding & Polishing
A properly restored terrazzo floor gets its clarity and shine from mechanically refining the surface with progressively finer diamond tooling. We use professional planetary grinding equipment to remove surface damage and create a flatter, more uniform floor before moving through the polishing steps.
This is very different from simply using a floor buffer and applying wax, acrylic or another topical coating to create shine. With mechanical polishing, the terrazzo itself is refined and polished. The result is a durable finish that does not depend on a topical coating to make the floor look glossy.
The exact starting point and number of grinding and polishing steps depend on the condition of the terrazzo. Floors with heavy scratches, adhesive, staining, uneven areas or damage may require more aggressive grinding before the polishing process can begin.
Detailed Edge & Perimeter Work
A terrazzo floor isn’t finished if only the open areas look good. We take the grinding and polishing process as close as practical to walls, doorways, cabinets and other fixed areas so the finish remains consistent across the floor.
Edge work takes additional time and specialized equipment and is honestly the hardiest part of any terrazzo restoration. It makes a major difference in the appearance of the completed job. We pay close attention to these areas so the edges and perimeter blend naturally with the rest of the polished floor.

Terrazzo Repairs & Color Matching
Terrazzo repairs require more than simply filling a hole. Tack-strip damage, cracks, divots and areas where walls or fixtures have been removed can leave damage that becomes very noticeable once the surrounding floor is polished.
We repair these areas using materials selected to blend as closely as practical with the existing terrazzo. Depending on the floor, this can include matching the base color and incorporating marble aggregate similar in size and color to the original floor. The repaired areas are then ground and polished along with the surrounding terrazzo to help integrate the repair into the finished floor.
Because every terrazzo floor is different in age, aggregate, cement color and previous repairs, an exact invisible match may not always be possible. We will always discuss those areas with you before making the repair, so you know what to expect. Our goal is to make a strong, long-lasting repair that blends as naturally as possible with the existing terrazzo once the entire floor is restored.
